East Beach on St Simons Island

Drive slowly through East Beach, one of St. Simons’ favorite neighborhoods. Not just for safety reasons. Roll down the windows. Better yet, get out of the car and walk around. You’ll want to absorb all the beachy atmosphere, the salt air, and if you’re there at the right time…an amazing sunrise on the beach or a breathtaking sunset over the marsh. East Beach extends from the Coast Guard Beach at First Street to Gould’s Inlet at the north end. On one side is the Atlantic Ocean. On the other lies a grassy salt marsh. Use one of the beach access points and you’ll likely see why East Beach and Gould’s Inlet are one of the stops on the Colonial Coast Birding Trail.

In this St Simons Island real estate neighborhood you can live on the beach, on the marsh or within an easy walk to either. You’ll find a variety of residential units here, from picturesque ranch-style homes and small beach cottages to 5,000 square foot beachfront mansions. Or you can build your own on one of the available lots. Lots generally sell for about $500,000. Home prices vary greatly, depending on size and location, starting at around $600,000. The community includes permanent residents, second homes and private vacation rental homes. There is no formal homeowners association at East Beach, just a voluntary organization that you can join for a very nominal fee. In addition to the wide beach, residents of East Beach enjoy easy access to restaurants, shopping and nightlife on the south end of the Island and the new Home Front Museum at the historic Coast Guard Station.
